These Terms and Conditions (the "Terms") apply to all services and products offered by SuperHost Depot ("SHD", "we", "us", or "our"), including but not limited to subscription-based property management services, co-hosting services, concierge support, e-commerce for hospitality supplies, and vacation rental support tools. By using or accessing our website, services, and products, you agree to comply with and be legally bound by these Terms. If you do not agree to these Terms, please discontinue use of our services.
1. Revisions to Terms
SHD reserves the right to update these Terms at any time. The effective date will reflect the latest version. Continued use of our services after modifications implies agreement with the revised Terms. You are encouraged to review these Terms periodically.
2. Privacy and Cookie Policy
SHD values your privacy. Please refer to our [Privacy Policy] and [Cookie Policy] for information about how we collect, use, and protect your personal data. These policies are incorporated into these Terms by reference.
3. Limited License to Access and Use the Site
We grant you a limited, non-exclusive, revocable license to access and use the SHD website and services for personal, non-commercial use. Permitted usage includes:
- Reviewing detailed descriptions of SHD’s subscription tiers (Essentials, Pro, Premium), understanding the included services, automation capabilities, support levels, and determining the best fit for your property management needs.
- Purchasing hospitality supplies and services.
- Accessing your SHD HostDesk™ account for hosting performance and operations.
You agree not to misuse or reverse-engineer any platform elements or services provided by SHD.
4. SHD Subscription Plans and Services
SHD offers three co-hosting subscription plans:
- Essentials: Access to the SHD HostDesk™, printable signage, digital guidebook, and standard support.
- Pro: Includes automation of guest messaging, pricing, supply replenishment, instant payouts, and 24/7 concierge support.
- Premium: All Pro features plus security camera monitoring, claims filing, review dispute resolution, and branded concierge.
Subscribers agree to grant SHD management access to their Airbnb accounts to perform services on their behalf.
5. Add-On Services
SHD offers optional paid add-ons, including but not limited to:
- Smart lock automation
- 3D floor plan rendering
- Child listing creation
- Site inspections and onboarding consultations
- Short-term rental business coaching
- Virtual staffing (basic, managed, or full-service HR compliance)
Pricing for add-ons may vary and requires consultation. Some services may require active SHD subscriptions.
6. E-Commerce Terms and Conditions
By purchasing items from the SHD Store:
- Product Listings: We make reasonable efforts to ensure accuracy. SHD is not liable for typographical errors or discontinued products.
- Availability: SHD does not guarantee stock availability. Out-of-stock items may be substituted or refunded.
- Pricing: All prices are in USD, subject to change, and exclude applicable taxes and shipping.
- Payment: Payments must be completed at checkout. Accepted methods include major credit/debit cards.
- Shipping & Risk: Shipping rates are calculated at checkout. Risk of loss transfers once items are shipped.
- Returns: Returns of unopened, unused items are accepted within 30 days. Custom/personalized goods are non-returnable unless defective.
- Liability: Our liability is limited to the purchase price of the product. No implied warranties are offered unless stated.
7. Host Responsibilities
All SHD subscribers are responsible for:
- Maintaining STR compliance with local laws and regulations.
- Providing accurate and timely information about their properties.
- Ensuring appropriate insurance coverage, including liability and property protection.
- Maintaining a safe and habitable environment for guests.
SHD is not liable for fines, penalties, or violations arising from non-compliance.
8. SHD Service Responsibilities
SHD will:
- Deliver services according to your subscribed plan.
- Provide guest support, automation, scheduling, and claims documentation as applicable.
- Facilitate transparent communication through SHD HostDesk™.
We do not guarantee revenue, occupancy, or Airbnb rankings, as these are subject to market conditions.
9. Guest Communication & Concierge Support
By subscribing to SHD, you authorize us to communicate directly with guests on your behalf through Airbnb messaging and related platforms. Our concierge team handles guest inquiries, check-in coordination, escalations, and review management, based on your selected plan.
10. Claims Processing and Logistics
SHD offers assistance in filing and managing guest damage or loss claims through platforms such as Airbnb. We encourage all users to review the SHD Claims Authorization Form for transparency about how claims are processed.
SHD will coordinate documentation, communication, and replacement logistics. Additional fees may apply depending on your subscription level. Claim outcomes are not guaranteed and are subject to platform-specific policies.
11. Subscription Management & Cancellation Policy
- Subscriptions are billed monthly and automatically renew unless canceled in advance.
- No refunds are issued once a billing period begins due to the immediate initiation of human and automated services.
- Cancellation becomes effective at the end of the current billing cycle.
- Upgrades may be requested via SHD HostDesk™ or by contacting support.
12. Limitation of Liability
To the fullest extent permitted by law:
- SHD shall not be liable for indirect, incidental, or consequential damages.
- Our liability is capped at the amount you paid in the most recent billing cycle or product purchase.
- We are not responsible for technical malfunctions, Airbnb platform issues, or third-party hardware failures (e.g., smart locks, cameras).
13. General Provisions
You agree to indemnify and hold harmless SHD and its team from any claims, liabilities, damages, or expenses (including legal fees) arising out of:
- Your violation of these Terms
- Guest claims or property issues
- Non-compliance with legal obligations
14. User Accounts
To access HostDesk™ and related services, you must register an account. You agree to:
- Provide accurate and current contact information.
- Keep your login credentials secure.
- Notify SHD immediately of unauthorized access or suspected breaches.
15. Governing Law & Jurisdiction
These Terms are governed by the laws of the State of California. Any disputes shall be brought exclusively in the courts of Los Angeles County, California.
16. Affiliated Brands & Separate Entities
SHD operates independently of any affiliate brands, including but not limited to TravelSGV, X Management Group, and Cloverlink. Contracts with SHD do not extend to these entities unless explicitly stated.
17. Entire Agreement
These Terms, along with SHD’s Privacy Policy, Service Level Agreement, and feature documentation, constitute the entire agreement. If any part is found unenforceable, the remaining provisions will remain in effect.
